Sample Scripts
Here are a few on-camera script ideas you can use as-is or customize. Pick whichever feels most natural to you.
1
The Warm Welcome
Casual
Script
"Hey there! Welcome to [ADDRESS]. I'm [YOUR NAME] with [BROKERAGE], and I'm so excited to show you this incredible [# BED / # BATH] home.
From the moment you walk in, you'll notice [ONE STANDOUT FEATURE — e.g., the soaring ceilings, the natural light, the open floor plan].
Let me show you around."
Tip: Keep it conversational. Smile, speak naturally, and don't worry about being perfect — authenticity connects with buyers.
2
The Neighborhood Story
Storytelling
Script
"What I love about [NEIGHBORHOOD/STREET NAME] is that it's more than just a location — it's a lifestyle.
You're minutes from [NEARBY AMENITY — e.g., top-rated schools, downtown dining, the waterfront], and this [# BED / # BATH] home at [ADDRESS] is the perfect place to call home.
Come on in — I'll walk you through everything."
Tip: Deliver the first line outside (great for drone transition), then walk toward the front door for the rest.
3
The Feature Highlight
Direct
Script
"This is [ADDRESS] — a stunning [# BED / # BATH] home listed at [PRICE].
Three things you need to know:
One — [KEY FEATURE, e.g., a completely renovated chef's kitchen].
Two — [KEY FEATURE, e.g., a private backyard with a heated pool].
Three — [KEY FEATURE, e.g., a primary suite with spa-inspired bath].
I'm [YOUR NAME] — reach out anytime for a private showing."
Tip: Great for social media reels. Keep it punchy — under 30 seconds if possible.
4
The Quick Social Hook
Reels / TikTok
Script
"Stop scrolling — you need to see this house.
[ADDRESS], [CITY]. [# BEDS], [# BATHS], [SQUARE FOOTAGE] square feet.
[ONE WOW FACTOR — e.g., 'That kitchen island is a whole mood.']
Link in bio or DM me — I'm [YOUR NAME]."
Tip: Speak fast, be energetic, and deliver it in one take if you can. We'll add music and cuts to keep it dynamic.
On-Camera Tips
- You don't need to memorize the script word-for-word. Bullet points work just as well — we can do multiple takes.
- Wear solid colors. Avoid busy patterns, logos, or all-white outfits on camera.
- Look at the camera (or just above the lens). Pretend you're talking to a friend, not presenting.
- We'll guide you through everything on shoot day — no experience needed.
- Feel free to write your own script. These are just starting points.
